The Recent News: Judge Arthur EnMoron issued an order Tuesday granting partial summary judgment in the lawsuit filed (<<click on this for the details) by New York’s Democrat Attorney General Letitia James.
After a three-year investigation, James filed this lawsuit last September (2022) claiming Trump and his executive team engaged in fraudulent business practices including inflating the value of Trump’s business and the market value of his real estate holdings in New York state and in Florida.” Problem is her “facts” come from Michael Cohen, the disgraced attorney who broke client-lawyer privilege to save his assets.
New York Attorney General Leticia “AG TiTiJ” James case has different aspects.
One part seeks to ban Trump, his children and members of their executive team permanently from operating businesses in New York state. The lawsuit also aims to bar the former president and his organization from buying commercial real estate in New York for five years.
This last part is particularly egregious. ONLY Congress members like Hillary Clinton and Mr. Nancy Pelosi (Paul) should be allowed to benefit from insider information (stocks and real property), according to the most Leftist members of the DemocraParty. Gavin is right about Laphonza owning California real estate. The Butler did it! 5 years ago, she bought an LA home. New Senator’s Calif home’s assessed value was its purchase price of $1.1 million on Feb 16, 2018. Today, it’s MARKET value (approximately what a willing buyer would pay in October 2023) is about $1.5 million, roughly 37% more in market value today. She done well so far!
Public records tell us the Chelsey property tax was $14,559 in 2020, down in 2021, and for 2022, $14,596…only up $37 due in part to the market lull of Covid. However, the ASSESSED value in 2022 was $1.19 Million and change. NOT the actual market value.
There is a basic difference between county assessment and actual market value. IF the LA County tax assessor, the assessor of assets real and odd, based it on today’s $1.5 million Core Logic “appraised” market value, Laphonza and Neneki would be paying significantly more, just as Trump would be paying a rate based on the Trump signature property’s current market value of $1.4 Billion.
I still can’t figure out where and why the stubborn AG TiTiJ and EnMoro da judge got the mystery $18 million as USEFUL EVIDENCE.

IF prop 13 is destroyed by the DemocraParty, Laphonza and Neneki would be paying an estimated tax of $18,300 on their Chesley Ave home or more, split in two payments this next Dec 10 and April 10th, based on a 1.22% prop tax rate applied to market, NOT PROP 13 protected assessed valuations.

According to the Library of Congress, Mar-a-Lago sits on about 20 acres of land and is more than 37,000 square feet, with 58 bedrooms and 33 bathrooms.
According to reports, the property is decorated with 36,000 historical Spanish tiles, imported Italian stone, thousands of feet of marble, and gold-plated fixtures and gold leafing throughout the house. Did AG TiTiJ or her underpaid intern measure the amount of gold? After all, any future receiver would want to know how much the DA can get when she seizes or (in Philly and NYC English) steals the Donald’s hard won property so she can be governor some day. Asset forfeiture is real popular with persecutorial losers these days.
Post was a party hostess at her core – her New York Times obituary says she built Mar-a-Lago because her first Florida home “became too small for her parties.” “Florida in the 1920s and the 1930s served the same role that it does now: it was a place where people vacationed.” Ms Post also was generous with the needy and the poor.
She died in 1973 and had willed it to the federal government to be a Winter White House for presidentials and diplomats, but like many “white elephant” properties, they deemed it too expensive to maintain.
“In December 1985, Trump purchased the property from the foundation for $5 million. He also paid millions more to purchase Mar-a-Lago’s antiques.”
Maybe now we can see where the $18 million came from: the Palm Beach assessor’s office reassessed it over 38 years, increasing it to the current $18 million being used by the clueless duo.

As a 35 year practicing real estate broker in California, maybe I can help.
When a bank loans money, commercial or residential to a buyer and borrower, it is incumbent on the lender to independently have the property appraised. It’s a type of golden rule: “He who has the gold, makes the rules”. The banks need to protect their funds, loaned at interest, to stay in business. Usually, their stockholders would agree: loaning not owning homes and commercial properties is the goal.
Real Estate OnLine class: Once the “deal” closes, in California, NY and other locales, the county assessor lists the tax value, usually at the closed sales price, ie current market value on that date. This is where TitiJ’s $18 million allegation comes from: the original assessment at sale plus increases. but NOT at today’s market. TiTiJ is an idiot who believes as a god she knows it all. Sadly, like her Judge EnMoron, she is clueless and blinded by hate of success…and the Trump family.
One problem, the Florida county assessor said this is the “assessed” value when sold NOT representing the current market value. He believes this fraud case is massive persecutorial misconduct if based on this infantile understanding of free enterprise capitalism, the free market and the financial structure of America, whether a successful Trump empire or a small family’s 1400 sq foot home. Yes, location IS important as is WHEN a property was purchased…and sold.
I spent 10 years working for one of the best lawyers in America, Mr Michael Pursell, who was often assigned as receiver on some very interesting situations. As a licensed broker, now in year 36 serving clients, my job was to maximize the value the Superior Court would receive for properties that were being “partitioned” (broken up for sale), confiscated as restitution and other issues.
After I marketed, advertised and worked the auction process, often on the 11th floor of the county court bldg in Santa Ana, we would meet with the prospective bidders in the hallway or a separate room to complete the negotiations. Mr Pursell would give the highest qualified bidder a few days to open escrow.
It wasn’t always pretty! And innocents often got eaten up in the process. The reason most honorable judges push for settlement conferences on the way to trial, is simple: no one wins in too many litigated actions. Not every client is represented by the likes of the excellent Barak Lurie and too often the loser is not the perpetrator or one bringing injury. In the cases of Manhattan’s Alvin and the ChumPunks, Fani Fraud of Georgia, Jack the Ripper of DCesspool and the Hague, and the current TitiJ and Judge EnMoron, it’s NOT justice being sought.
For fraud to occur, it must be proven that some entity lied and cheated others, whether government or private sector humans.
TitiJ & EnMoron both seem clueless about how properties increase in value, and vary significantly from place to place and state to state. Markets go up and down.
Judge EnMoron recently, as judge, jury and real estate expert, ruled:
“From 2011-2021, the Palm Beach County Assessor appraised the market value of Mar-a-Lago at between $18 million and $27.6 million,” Engoron wrote in his ruling. The judge noted Trump valued Mar-a-Lago at between $426.5 million and $612 million, “an overvaluation of at least 2,300%, compared to the assessor’s appraisal.”
Author’s note: even the $27.6 million quoted is preposterous to indicate real value. And the actual value is closer to 6900% more. Think about it. $1.4 billion just proves this real estate magnate got a good deal at $5 million because he had the vision and the money to make it like Ms. Post wanted it to be: a vacation home on steroids. IF we had a real judge and not this EnMoron running things, TiTiJ would be told to sharpen her pencil and come back with a new persecution.
”But it’s widely known that the tax assessor valuation is typically, though not always, less than what a property would command on the open market. In other words, it’s not an apples-to-apples comparison.
“He wouldn’t make a very good realtor,” Goldentayer said of the judge. “It’s so widely known that it’s not an accurate determination of market value.” “If there is a ranking as to what would have the lowest valuation, it’s the tax assessor’s office, followed by Zillow and then the realtor’s valuation is the highest.” Hat tip CNN and others
This last bit by Goldentayer is a bit off: realtors CAN be accurate, but the highest valuation is better stated as “most accurate should be the formal appraisal based on current indices and comparables.”
Oh, and undeniably, Zillow sucks as an accurate evaluator. Trust me, they almost cost one of my owners dearly due to their Zestimate inaccuracies. As a licensed Calif broker, I have the tools to go back 15 years for what prop 19’s passing has forced: date of death values. But comps only help for the threshold, the underlayment of value for trophy properties like the Trump’s southern compound.
And I agree, it’s embarrassing how much Judge EnMoron sucks as a real estate practitioner! Real estate professionals have the fiduciary responsibility of fair dealing with others and putting the interests of one’s clients first. Even before my 11 kids and 22 grandkids’ needs. Greed and other deadly sins can impact significantly the process. Same with hate and other cardinal evils can make the other America, which I call the Obamanation of Desolators, who hate private citizens being successful.
Real Estate 101; the rule is simple: the price to be paid, after escrow has processed all cash or loans, must be from a willing buyer’s offer and willing seller’s acceptance, back when the a ‘contract’ is created and sealed by consideration.
Consideration, usually in the form of money, secures the contract. Escrow is the neutral third party employed to help carry out the purchase contract to its end, with the seller and his/her lenders paid off and the buyer with the property and a new loan IF not paying cash.
More Basic Real Estate facts:
Trump, Inc. bought properties. Lenders lent the funds, and to protect their money (banks aren’t in the business of owning the properties they lend on UNLESS forced to take them back for NON or late mortgage payments..Mar a Lago wouldn’t fit in a safe deposit box), they hire independent or in-house appraisers to make sure the market value IN the property is more than what they are loaning. Here’s where the term LTV or Loan To Value comes in.

Back to our real estate class: $18 million, for example, is the “assessed” value of Mar a lago in 2011; it was purchased 26 years before, with reassessments based on some Florida property tax formulas; Trump Inc. pays property taxes based on the “assessed” value which goes up each year though sometimes value and taxes can recede. VERY rarely.
If property tax confiscation in ANY state was based on actual market value, especially in this hyperinflationary run up since Biden swore and one hour later killed our energy lifeblood, igniting economic destruction, people would lose their homes worse than 2008-2010. But, the public governmental employees don’t give a damn: they just want more money to waste. Look at Principal Newsom, who gets $119 billion annually for a shrinking student body, which loses 25% of its students to dropout, and sends them into the world with a 35% class level proficiency in core subjects.
